AIR Links With Facebook, Twitter; Provides Real Time Information to Brokers

Ever alert to providing brokers with the most effective means of communicating with its membership, AIR is now utilizing the intensely popular Facebook and Twitter social web sites to provide “real time” information to member brokers covering everything from open houses to noteworthy news media items, announces Brandon Koepnick, senior market analyst for the Association. |
“Facebook and Twitter have become so popular and mainstream that this move makes a lot of sense for AIR and its members. The social media websites make it possible to keep our members and fellow brokers informed about important events with little effort on their part to access the information,” Koepnick said. |
Koepnick reported that among the items that AIR is posting on the two sites are open houses, networking events, CDX, AIRMail, Forms Training dates, events by cooperating organizations, AIRWaves articles, and news media pieces. |
| “Facebook and Twitter raise our information dissemination effort to a new level. We will be able to get these important announcements and events out in real time to interested parties. Once again, AIR is utilizing every meaningful outlet to better serve the brokerage community in Southern California,” Koepnick said. |
‘SuperSheets’ Offer Listings Punch

AIR Members are reminded that “SuperSheets” are posted on a daily basis on AIR’s updated web site. “SuperSheets” are daily updates of all major new listings throughout the AIR service area reported on a region-by-region basis. “SuperSheets” are e-mailed to members daily listing eight of the most interesting listings in each region. “This is a password protected service designed for members only. Marie is a senior vice president with a LEED AP designation for NAI Capital in the firm’s Pasadena office. She joined NAI over a year ago following three years of service with Sperry Van Ness in Pasadena where she was a recipient of the firm’s “Achiever Award” for her sales production in 2007.

At NAI, Marie specializes in the sale and leasing of industrial, retail, office buildings, land and mixed-use projects in Pasadena and the San Gabriel Valley where she has focused since 2003. During this time she has completed over 185 transactions valued at approximately $70 million. |
Attesting to her “out-of-the-box” approach to completing transactions, Marie said: "I was recently invited into the landlord side of a property where the landlord just wanted comps. I saw right away that they needed more than comps; they needed consultants in order to retain an existing tenant. We were able to secure her a 10-year lease deal." |
This bold style has gained Marie notable completed deals. Recently she represented TSCO Pasadena LLC with colleague Dan Bacani in the lease of 12,750 square feet of retail space in Pasadena in a 10-year renewal. Easy Life Furniture was the tenant. She also represented The Planetary Society, the owner, in the sale of a Greene & Greene historic office building – The Sanborn House – in Pasadena. Architecture For Education was the buyer. |
Marie is a member of the US Green Building Council, and Commercial Real Estate Women. She resides in San Gabriel with her daughter Ashley, 21, and son Addison, 10. She fancies gourmet cooking in her leisure. |

Gateway’s Colacion, Schneider Handle Retail Sale With ‘A’more’
Robert Colacion, managing partner, and John Schneider, senior associate of Gateway Business Properties, report that they represented both the buyer and seller in the sale and acquisition of a 6938 square foot retail building in Simi Valley. The seller was Rebecca Wright; the buyer, Peter Kim and Suejin Kim. The facility, which is home to the Bella A’more Day Spa & Salon, is located at 2820 E. Los Angeles Ave. Bella A’more will continue to operate at the site. Colacion said the transaction is “one of the largest investment transactions to take place in Simi Valley over the past 18 months.”

Westcord Broker Wertheimer Guides NovaStor to Agoura
Lloyd Wertheimer of Westcord Commercial Real Estate Services in Westlake Village reports his representation of NovaStor, a leading marketer of data protection and availability software, in its lease of 5432 square feet of office space at 21209 Canwood in Agoura for its U.S. headquarters. NovaStor recently occupied space at Canwood III for a seven-year term and a consideration of $1.1 million. The company relocates from Simi Valley and will employ about 35 people at its new headquarters. Tom Festa of DAUM Commercial Real Estate Services represented Moshe Silagi, the landlord.
Tharp, Ferro Flex ‘Muscles” in $3.8 Million Camarillo Lease
Mike Tharp and Fred Ferro of NAI Capital’s Ventura County office represented the lessee, Dynacorn International, Inc., in the lease of a 98,952 square foot industrial building located at 4030 Via Pescador in Camarillo. The seven-year lease is valued at over $3.8 million. The lessor, Camarillo Investment, LLC, was represented by Grant Harris, Robert Shafer and Grant Fulkerson of Lee & Associates. Dynacorn is an Oxnard-based wholesaler of muscle and classic car vehicle parts and supplies.

Voit Brokers Sale ‘Diamond’ In The Not So Rough
Voit Real Estate Services, a member of CORFAC International, has directed the sale of an 85,053 square foot industrial property in City of Industry for $5.7 million. The property includes an 82,053 square foot building, a 3000 square foot building and is situated on 4.7 acres of land. Mike Boomer, Joe Miller, and Stan Kwak of Voit’s Anaheim Metro office represented the buyer, SH Trading, Inc. SH Trading, the U.S. subsidiary of Shinhan Diamond Corp. of South Korea, is a leading manufacturer of diamond-based cutting tools. In this new facility, the firm will manufacture its products locally and expand its distribution. The seller, 900 Ajax Properties LLC, was represented by Anthony Brent of Lee & Associates.
DAUM Represents Seller in Disposition of 37,500 Square Foot Pomona Industrial
DAUM Commercial Real Estate Services reports that it represented Ultimate Industries in the disposition of a 37,500 square foot industrial building located at 138 University Parkway in Pomona. Total consideration was $3.56 million. Dennis Sandoval and Andy Hu of DAUM’s San Gabriel Valley office represented Ultimate Industries, the seller. Kathy Chiu of Coldwell Banker George Realty represented Suntend LLC, the buyer.

Carrillo Has ‘Ball’ In La Mirada Sale
Brandon Carrillo in the Long Beach office of Lee & Associates reports his representation of U.S. Ball Corporation in its acquisition of a 10,000 square foot industrial building on 41,000 square feet of land for $1.5 million. U. S. Ball is expanding its operation and moving from nearby Santa Fe Springs. Seller was the Kass Family Trust.

Conlee and Eales Represent Landlord in 10-year Camarllo Lease
Mitchell Conlee and George Eales in the Ventura County office of DAUM Commercial Real Estate Services report their representation of Marcus Adams Properties, the landlord, in the leasing of 41,736 square feet of industrial space at 166 N. Aviador St. in Camarillo. Sky High Sports, a Santa Clara-based company that provides trampoline fun centers for children, signed a 10-year lease valued in excess of $2.65 million. John DeGrinis, SIOR, Patrick DuRoss and Jeff Abraham of Colliers International represented the tenant.
