    Intensifying efforts to gain Association member brokers the widest audience for their property listings while assisting businesses seeking to relocate to this region, the AIR announces property data agreements with Riverside County, Southern California Edison and the cities of Corona and Cypress.

    Tim Hayes, executive director of AIR, said AIR is responding to a growing interest expressed by a number of entities that would like to access specific portions of AIR’s property data.  He emphasized that AIR is only responding to entities with non-broker operations and is being very selective about who it forms relationships with, while providing the widest possible exposure for its broker members.    

    “We have put together a number of agreements with various organizations whereby the AIR feeds very specific pieces of our data to these organizations for posting on their web sites,” Hayes said.

    He reports that in Riverside County, where AIR has contracted with the Riverside Economic Development Agency, if a particular buyer or prospective tenant visits the Riverside County web site, they will see AIR listed properties in that region.  The same applies to Corona and Cypress.

    “In addition to affording brokers wider exposure for their listings, we believe this service will be a big benefit to business owners looking to locate in Riverside County, Corona and Cypress.  They can visit the respective web sites, run a search and uncover all AIR properties in that area,” Hayes added.

    In the case of Edison, Hayes said all AIR listed properties of 20,000 sq. ft. or more in the utility’s wide service area are now accessible on its web site.  Hayes emphasized that only AIR member contact information is included in the agreements.

    “One of AIR’s ongoing goals is to provide our member brokers with maximum exposure for their property listings.  Based on the genuine interest shown in our data by governmental and corporate entities, we will continue to accommodate them as a means of accomplishing that goal,” Hayes said.

    Are you paying too much for insurance?  Do you have the right health insurance plan for you?  If not you could be spending hundreds and possibly thousands of extra dollars for benefits that you may never use.  Making a few changes to your health plan may save you money.  Ask yourself the following: 

    Do you need maternity benefits?  Maternity (pregnancy coverage) is more expensive, and if you are male, of course, you don’t need maternity. 

    How high is your deductible?  Typically, higher deductible plans are less expensive.  Do you need brand-name drugs?  Over 90% of prescribed drugs are generic.  So plans are available that only cover generic drugs and are typically less expensive. 

    Do you need a doctor co-pay with your plan?  Many plans that give you a co-pay (for example $35) for a Doctor visit are more expensive per month.

    Have you considered an HSA Plan (Health Savings Account)?  HSA-eligible plans give you great catastrophic coverage and a lower monthly premium, and offer tax advantages.

    Are you an AARP member?  If so, Mary Jo can help you.  She is now authorized to sell the Aetna AARP Health Plan to members in California.

    Gentle Giant; Great Integrity
    Remembering Richard Kyler

    To those who knew him best, like Bob Boyer and Paul Farry of CB Richard Ellis, long-time AIR member Richard Kyler was a “gentle giant”, even a “teddy bear”.   Concurretly, he was a broker of great integrity.  Kyler died last month in Warren, PA where he lived in the house where he grew up.  He is survived by his wife, Eileen.

    Boyer, who like Farry, worked with Kyler for years, said:  “Richard was a big man (about 6’-4", with a tight end’s profile we would add).  But as imposing as he was physically he was a teddy bear, known for his infectious laughter.  He was also gregarious and an impeccable dresser, typically sporting a silk handkerchief in his coat pocket.”  Farry added that Richard was a methodical broker who overlooked no detail.

    Most recently Richard served with TOLD Real Estate Corp. in Newbury Park where he retired.  Prior to that, he was briefly associated with Grubb & Ellis.



    Hoyer Hones ‘Street Brokerage’
    Member Profile

    You could say that Bob Hoyer is “street wise”.    Specifically as it applies to industrial brokerage where he refers to his approach to his craft as “street brokerage”.  Bob is senior vice president for Delphi Business Properties, Inc. in Van Nuys with over 25 years in the business.     

    Launching his career with C. Thomas Rupperts & Associates in the West Los Angeles/Beverly Hills area, Bob relocated to the San Fernando Valley in the mid-1980s teaming with Doug Wax and Bob Lipson of Industrial Park Associates in Woodland Hills.  After stints with DAUM, Group 100, and CIC Properties in the Valley, Bob joined Delphi in 1994 where he’s been since.   He joined AIR in 1994.

    It’s been at Delphi where Bob honed his “street brokerage” philosophy.  “I like street brokerage because it means getting out and meeting people, including tenants of all sizes.  I’ve been privileged to complete numerous transactions with many clients as they move and grow.  In fact, I’m currently working with one Valley firm I handled a transaction for in 1985, who is now looking for 90,000-100,000 square feet of space in the Inland Empire," Hoyer said.

    This brokerage style has brought consistent success for Bob.  For example, he recently completed what he says is a unique $2 million sale in Northridge representing Duncan Trust, the seller.  The 16,250 sq. ft. two-building industrial property was sold to the tenant, a church.  The outstanding aspect of the deal, however, was that the seller financed it at 100% with no cash down.  “In my 25-plus years in the business, I’ve never done a deal like that,” Bob said.

    A graduate of San Jose State University with a Bachelor of Science degree in Business and Industrial Management, Bob and his wife, Charlene, reside in Woodland Hills.  They have three children, Kendelle, 28, John Robert, 26, and Steven, 20.  In his leisure, Bob surfs, a sport he’s enjoyed since 1963.  He also spends time on the golf course.

          •Binswanger Brokers Ink $9.6 Million Leased Investment
    Binswanger/Realty Advisory Group, Inc. brokers John Repstad, Mark Reptstad, and Jim Abbott, Jr. teamed to represent a local private investor in the acquisition of two tenant long term leased retail investments at 16201 Harbor Blvd. in Fountain Valley for $9.6 million.  They said 14,255 square feet of space is occupied by Walgreens, while 14,535 square feet is occupied by Fresh & Easy.

          •Voit Reports ‘High’ Square Foot Price in Anaheim Sale
    Voit Real Estate Services’ Commercial Brokerage division assisted Caldwell Real Estate Holdings, LLC with the sale of a 27,796 square foot industrial building in Anaheim for $3.8 million.  Voit says the disposition marked the highest price per square foot for a property sale in North Orange County for more than 20,000 square feet within the past six months.   The building is located at 1260 N. Fee Ana St.   Mike Vernick, vice president in Voit’s Anaheim Metro office, along with Mike Bouma in the same office represented the seller.  The buyer, U.S. Union Tool, Inc., is relocating its headquarters from Buena Park, and was represented by Tim Cronin of Lee & Associates.

    Behar Bags Sweet Deal
    Anthony Behar of Major Properties reports his representation of buyer Hallmark 43 LLC in the acquisition of a 93,000 square foot industrial facility in San Bernardino for $3.57 million.  The buyer is a candy manufacture and distributor currently headquartered in Los Angeles.   After an extensive search, including exploring a built to suit, the San Bernardino property was secured at a price “way below replacement cost and the buyer was able to lock in a solid low rate on his loan,” Behar said.   Tal Siglar, Mark Zorn and Mark Lyon of DAUM Commercial’s Ontario office represented the seller, Bashford/De Costa.

          •Owner-User Sale Closes in Ontario
    John Morrissey, senior associate with MGR Real Estate, reports that he and MGR colleague William Flaherty represented seller Douglas Shand Trust in the disposition of a 17,537 square foot concrete tilt-up warehouse at 2050 Hellman Ave., Ontario for $1.2 million.  The buyer, Mariners Village Investment LLC, was represented by Nicholas Chang and Richard Lee of NAI Capital.  The buyer will use the building for their general contracting business.

    Colliers Completes $5.9 Million Santa Fe Springs Sale
    Colliers International has directed the sale of a 65,569 square foot industrial building at 14722 Anson Ave., Santa Fe Springs, to US Motor Works, a provider of automotive and heavy duty engine parts and components worldwide.  The sale is valued at $5.9 million.  US Motor Works consolidates three separate facilities with the move.  Chris Sheehan, senior vice president in Colliers’ Torrance office, represented the buyer, along with Adam Deierling, vice president, and Michael Grady, associate, both in Collliers’ Torrance office.  Luke McDaniel and Cameron Driscoll of Voit Commercial Brokerage represented seller Carson Real Estate Trust.

    Behar, Luster Guide Buyer in $2.3 Million Sale
    Teaming with Major Properties colleague Bradley Luster, Anthony Behar reports their representation of seller The Kitchen Warehouse in the sale of approximately 8100 square feet of industrial building on 30,000 square feet of land at 2149 W. Washington Blvd. in Los Angeles.  Audrey Jung of ReMax Commercial represented the buyer, which plans to use the building for a church.  Consideration was $2.3 million.

    DAUM Duo Handle Both Sides of Camarillo Sale
    DAUM Commercial Real Estate Services announces that it represented both parties in the sale of a 13,136 square foot industrial building on 47,250 square feet of M2-zoned land in Camarillo, CA for $1.9 million.  Stuart Scott and George Eales of DAUM’s Ventura County office represented the Barbour Family Trust, the seller, and William Tweed, the buyers.  The property is located at 934 W. Verdulera.   It will be used by General Pump.
